The statutory rule
Under the Tax Code, a property owner must file a written notice of protest with the appraisal review board not later than May 15 or the 30th day after the notice of appraised value was delivered, whichever is later (section 41.44(a)). The statewide rule has its own page: The Texas property tax protest deadline.
The rest of this page covers what Dallas Central Appraisal District posted. It is one of three pages for Dallas County, alongside How to protest property taxes in Dallas County and Dallas County protest hearing: informal review and the ARB.
What DCAD published for 2026
DCAD's news post for the 2026 notices listed three mailings, each with its own protest deadline.
| Mailing | What DCAD posted |
|---|---|
| Real property, residential and commercial | Notices mailed 04/14/26, protest deadline 05/15/2026. |
| Business personal property | Notices mailed 05/12/26, protest deadline 06/11/2026. |
| Miscellaneous notices | Notices mailed 06/01/26, protest deadline 07/01/26, covering leased equipment, utilities, telecommunications, aircraft, special valuations, agricultural, exemptions and miscellaneous properties. |
DCAD's calendar page lists the second mailing's business personal property deadline as June 12, 2026. The informal review sheet also gives June 12 for business personal property. The protest guide gives June 11 and tells owners to check the deadline printed on the business personal property notice of appraised value or notice of protest form. DCAD's pages differ by a day on that date, so each date above is credited to the page that states it.
How the notice shows the date
DCAD's protest guide gives May 15, 2026 as the deadline to file a written protest for real property for the 2026 tax year. The How to read a notice of appraised value page walks through what else the notice shows.
The same guide ties that date to the way the protest is delivered.
- Mail: the protest must bear a post office cancellation mark by midnight on May 15, 2026.
- In person: the protest must be in the DCAD office before it closes on May 15, 2026, and the doors are locked promptly at 5:00 p.m.
- Online: a residential or commercial protest must be filed before midnight on May 15, 2026.
The How to protest property taxes in Dallas County page covers each route. A written protest can use Form 50-132: notice of protest form, though DCAD says an official form is not necessary.
2027 status
The Tax Code sets the deadline as a rule (section 41.44(a)); for 2027 the districts have not all posted their dates. As of October 28, 2026, Dallas Central Appraisal District has not published its 2027 protest deadline. This page and the tracker update when it does.
Where DCAD posts its calendar
DCAD's Calendar page lists dates by month, and for 2026 it shows April 15 as the date the first batch of real property notices was mailed and May 15 as the protest deadline for real property accounts. The same page lists July 1, 2026 as the deadline for the third mailing. The protest deadlines for the three 2026 mailings were posted on DCAD's News page in the item announcing that the 2026 appraisal notices had been mailed.
Weekend and holiday rule
Under the Tax Code, an act is timely if the last day for doing it is a Saturday, Sunday or legal state or national holiday and the act is performed on the next regular business day (section 1.06). DCAD's protest guide states the same point for protests: a deadline that falls on a weekend or holiday moves to the next business day.

Questions
Does DCAD post one deadline for every property?
No. The 2026 news post lists three mailings, and each has its own protest deadline: real property, business personal property and miscellaneous notices.
What if the deadline is missed?
DCAD says that when no timely protest is filed, neither the appraiser nor the ARB can make a value adjustment. An owner with good cause, such as hospitalization, can write the ARB with the facts and documents, and DCAD says forgetting or not knowing the deadline is not good cause.
Which date applies to a business personal property account?
DCAD says to check the deadline printed on the business personal property notice of appraised value or notice of protest form for that account.
