Tarrant County property tax protest deadline

TAD's 2026 announcement gave the deadline as May 15, 2026, or 30 days after the date the owner's Notice of Appraised Value was delivered, and said the date is marked on the property value notice. For 2027, TAD has not published a protest deadline as of October 28, 2026. This page gives TAD's wording, the rule behind it, and where 2027 stands.

About this page.

This page gives the Tarrant Appraisal District's (TAD) published wording of the protest deadline, the Tax Code rule behind it, and what TAD has posted for 2027. It states rules and published dates and does not say what the deadline is for any one owner's property. Who provides this service is on the about page. How pages are made is in the editorial policy. Last checked: October 28, 2026.

The statutory rule

Section 41.44(a) of the Tax Code sets the filing rule: the written notice of protest goes to the appraisal review board by May 15 or the 30th day after the owner's appraisal notice was delivered, whichever is later. The statewide version of the rule is on The Texas property tax protest deadline.

Under section 41.44(b), an owner who files after that deadline but before the board approves the appraisal records is entitled to a hearing and determination if the owner shows good cause, as the board determines, for not filing on time.

TARB's 2026 hearing procedures say the Tax Code does not define good cause, and that the TARB Chair reviews a written good-cause explanation before any hearing is scheduled. They say good cause exists where the failure to file on time results from circumstances beyond the owner's or agent's control. Their examples are:

  • active military duty outside the United States;
  • illness or injury requiring the care of a medical professional;
  • a recent death in the immediate family;
  • a legislative or judicial function, such as jury duty, or an impending court hearing;
  • other instances the TARB decides are good cause.

The procedures add that, for this decision, being away or failing to recognize the deadline does not count as good cause. This is the board's written standard. It says nothing about how the board would decide any one late protest.

What TAD published for 2026

TAD states the 2026 deadline in four places, and the wording differs. Each is given here as TAD wrote it.

How TAD words the 2026 protest deadline
WhereWhat it says
Notices announcement, April 17, 2026The deadline is May 15, 2026, or 30 days after the date the Notice of Appraised Value was delivered. TAD says the date is clearly marked on the property value notice.
USPS postmark advisory, March 5, 2026Lists property owner protest forms with the deadline as "May 15 or 30 days from your notified date."
Notice of Protest formThe deadline is May 15 of the current tax year or the deadline printed on the Property Value Notice from TAD, whichever is later.
TARB 2026 calendar, dated October 23, 2026The legend has a "Protest Deadline" entry shown as an X, and the X sits on May 15 in the May grid.

The wordings are not reconciled here. TAD's announcement points an owner to the date printed on the notice.

How the notice shows the date

TAD's breakdown of the 2026 notice lists a more visible protest deadline among the changes, with instructions and key dates at the top.

TAD's online account page says notices are generally mailed in April for residential and commercial real property, and in May for residential and commercial real property and business personal property.

The postmark advisory warns that a delayed postmark could affect whether certain filings meet statutory deadlines.

A walk through the notice's other fields is on How to read a notice of appraised value. The state's version of the protest form is on Form 50-132: notice of protest form.

2027 status

The Tax Code sets the deadline as a rule (section 41.44(a)); for 2027 the districts have not all posted their dates. As of October 28, 2026, TAD has not published its 2027 protest deadline. This page and the tracker update when it does.

TAD's 2027-2028 Reappraisal Plan, approved by its board of directors on 9/8/2026, lists "Statutory Deadline to File Appraisal Review Board Protest" among its key activities for May 2027, with no date attached.

The same calendar lists, under April 2027, the first mailing of 2027 residential homestead notices, the start of informal appeals and the start of 2027 appraisal review board hearings.

Where TAD posts its calendar

TAD's calendar page, as read on October 28, 2026, lists 2026 office closings and business personal property rendition dates, and no protest deadline entry.

TARB publishes a calendar PDF for the year. The 2026 version is dated October 23, 2026, and notes that hearing dates may be added or deleted based on the number of remaining cases.

TARB's November 2026 posting was filed with the Tarrant County Clerk on October 15, 2026. It lists protest hearings on November 4, 17, 18 and 19, and a quorum meeting at 12:00 PM on November 19, 2026, whose agenda includes approval of the appraisal records.

The county overview is Tarrant County. The filing steps are on How to protest property taxes in Tarrant County, and the informal and hearing steps are on Tarrant County informal review and ARB hearing.

Weekend and holiday rule

Section 1.06 of the Tax Code treats an act as timely if the last day for it is a Saturday, Sunday, or legal state or national holiday and the act is performed on the next regular business day.

May 15 falls on a Friday in 2026 and on a Saturday in 2027. TAD has not published how it words its 2027 date, so this page does not work out a 2027 date.

Questions

Who decides whether a late protest has good cause?

Under section 41.44(b) the board determines good cause. TARB's procedures assign the review of the owner's written explanation to the TARB Chair.

Does the value negotiation tool change the deadline?

TAD's message to taxpayers says an owner who cannot resolve the value through the negotiation tool must file a protest on the new website, and asks owners to keep their protest deadline in mind.

Where is the 2027 date?

As of October 28, 2026, TAD has not posted one. TAD's 2026 announcement said the date is marked on the property value notice.
